Delivering Commercial And Retail Projects

A construction project is a sequence of decisions that get progressively more expensive to reverse. Feasibility and design settle what is being built and roughly what it will cost; procurement settles who builds it and on what terms; construction and commissioning turn that into a building that can be handed over and operated.

Most work is delivered under one of a few models. Design-bid-build keeps design and construction separate. Design-build puts both under one contract, trading some client control for a single point of responsibility. EPC and management contracting sit further along the same spectrum. The model chosen shapes risk, programme and how changes get priced.

Retail and mixed-use projects add their own constraints: anchor tenants that drive the layout, circulation and daylighting that decide whether upper floors trade, heavy mechanical and electrical services, fire compartmentation, and a fit-out programme running across many tenants at once.

Questions People Ask About Construction Delivery

Under design-bid-build the client appoints a designer, completes the design, then tenders the construction — keeping design control but carrying the risk of gaps between design and build. Under design-build one contractor is responsible for both, which usually compresses the programme and gives a single point of accountability, at the cost of some client control over detail.

Systematically proving that the installed systems perform as designed: testing and balancing air and water systems, verifying controls and interlocks, running fire and life-safety scenarios, and demonstrating the results before handover. It is also when as-built drawings, O&M manuals and operator training are delivered.

The tenant mix drives the architecture. Anchor stores fix the circulation route, atria carry daylight to upper levels so they remain lettable, service and loading routes must stay separate from public flow, and the fit-out programme has to coordinate many tenant contractors working simultaneously against one opening date.

Broadly the same categories across systems: energy performance, water efficiency, materials and resources, waste, site and transport, and indoor environmental quality. Credits are awarded against benchmarks and the total determines the certification level.
